KRASOW, GARLICK & HADLEY, LLC represents a large variety of landlords, tenants, mortgagees, and prospective buyers and sellers in connection with the building, land use, leasing, purchasing and selling of commercial, office, retail, industrial, and residential real estate. Clients have included Fortune 500 companies, major insurance companies, developers, builders, banks, commercial finance companies, retailers, common interest community associations, timeshares, professionals, and international companies in service industries. Our current and past clients also include small businesses, religious groups and individuals. We have worked on projects throughout the United States, and in Canada, Europe and the Caribbean.

- Representation of an international accounting and consulting firm for over twenty-five years in its extensive office-leasing program.
- Review of leases for national commercial real estate lenders in connection with our representation of those lenders in secured real estate lending.

Customized leasing programs have ranged from the preparation of a comprehensive set of tenant-friendly forms for a large mixed-use project to the drafting of detailed long-term expansion requirements of a major tenant in a high-rise office building.
- Representation of borrowers and lenders in connection with construction, short term and permanent financing of shopping centers, office parks, industrial facilities, hotels and residential and commercial real estate developments.
- Negotiating and documenting bulk sales of notes and mortgages in complex workout transactions.
- Representing lenders, on a continuing basis, in connection with complex workouts of their delinquent debt portfolios.
- Representation of national lenders with respect to permanent and warehouse financing of mortgage loan and other consumer loan portfolio acquisitions and originations and investor note receivable financing.
- Representation of national timeshare lenders in connection with timeshare receivable loans and lines of credit relating to resort projects throughout the United States.
As part of our real estate practice, we often represent clients in various planning and zoning issues before town boards and commissions. We also deal on a regular basis with Town Planners throughout Connecticut on various issues affecting the development of real estate. - Various zoning and inland-wetlands applications and hearings regarding residential subdivision approvals and related zoning matters.
- Variance issues and various zoning applications for Common Interest Communities in the Town of Simsbury.

- Planning and zoning applications relating to a commercial warehouse/office facility in the Town of Wethersfield.

While we vigorously represent our clients, we are mindful that the objective of keeping legal expenses within a specified budget is of paramount concern. We strive to keep our clients involved and informed at every stage of our involvement, and copies of all court pleadings filed or received are simultaneously provided to the clients, together with regular status reports.
To assist our clients and the public in better understanding our role in the collection and foreclosure process, we often conduct seminars for lenders and trade groups, including the Connecticut Mortgage Banker's Association, The Greater Hartford Association of Realtors and various committees of the Connecticut Bar Association. The attorneys who practice in this area frequently participate in and attend continuing legal education programs to maintain an awareness of the latest developments in pertinent areas of the law.
